An alternative could be Unity. Unreal Engine get's expensive in case you make actual money, otherwise it is an alternative, I would say. Don't know details about costs correlated to the Source Engine. I recently saw a 3D real-time Rogue-Like-Like which looked like it used an old id Tech Engine. Maybe worth the consideration?

I currently have no solid Game Design Document I could spare, sorry.
