Its not a problem with old PC. I bought my PC one year ago, with super fast NVME SSD drive. And all spec are top. Loadings were like you said 1-2 sec before 3.22. They messed up somewhere. Iam using the same hideout for a year. In 3.22 for some buyers (like 50% of them) I am waiting 1-2 minutes before they accept trade, ive talked to someof them, veeery long loadings they said. Some ppl have no issues and accept trades as usual 2-5 seconds. Ive tried to change what I can, updated drivers, changed between DXs and Vulcan, even reinstalled PoE. Also worth to mention is that I am IT specialist. Problem is on GGG side. My loadings are not that long, but are noticeable longer than before. Some ppl are affected less, some more.

I assume you're playing on US servers? On EU servers you won't get those times even on NVMe, tho it was fine before. Now sometimes I think my game just crashed because of these long ass load times.

Half of the time the buyers gets into a different instance of my hideout and I have to join that instance to trade... Definitely on GGG's side

Yeah, it feels really bad to do trades right now. When it's a few C trade and you go to do it because you want the person to get the item they need, but it takes two mins for them to load into your hideout...
Sometime you even get the people saying your hideout takes a long time to load into, despite having a very low number of doodads in it.
Built my new PC in 2021, and the patch right before TotA is what made all this happen.
I don't even really have long load times myself, just others coming to hideout. I do however have invisible enemies and flooring that is sometimes there, sometimes not.

Been noticing the same issue, people coming to my HO sometimes takes quite a while (see they changed zones and just wait for them to show up), going to someone's HO can take a while to load, loading to town or the Harbor takes quite a while, even areas in the campaign sometimes will take a while to load. Seems somewhat random in my case as there will be instances where it loads in a few seconds.

My loading screens are around 1-2 seconds no matter where. My storage is probably quite slow compared to many of yours'.

I bought three of the four some time ago. I didn't buy issue #3 because its MTX was the Gem Powered Armour Set, and I already had the Steam-Powered Armour Set which is virtually identical.
The Kaom mask and the Baby Black Death pet are the items most worth getting the comics for, in my opinion... but your mileage may vary.
