Latency Spikes every few seconds

Ping seems to improve moving up the chain (slightly). However it is still really high considering on the bottom test the only thing in the Network is my PC.

So could this all be down to dsldevice.lan (homehub) being bad?

edit (game feels much better, nowhere near as many spikes, but this huge lag in the tests is concerning. Worth noting is I also experience similar spikes while playing other games, not just Path)

if possible try to replace the that device (did you check for new firmware / updated the firmware in it) ??
I am working on that just now. Kinda tied up in lots of other stuff going so juggling as much as poss right, I will post another update in a bit. Thank you for all the help so far though.
Have now checked and all firmware on home hub is up to date.

Is it possible it could be a faulty router?

I am new to reading trace routes, if the lag is showing up on the first line, then that is the source of the high ping?

Thanks again

A new test run just now for reference
https://pastebin.com/sik6pxef

Still getting a worst of 300 ping.

We still need a WinMTR report from when you connect your PC DIRECTLY into dsldevice.lan to compare. The reason is that you have 2 network devices between your pc and the dsldevice.lan.

But yes, it is possible that you have a faulty dsldevice.lan device.
And yes, when the first connection is unstable then all after that is unstable...
