Latency problem

Hi , over the recent month or so im having a lot of lag - jumping from 70ms to 300 to 2000 ETC every second. (used to be 130ms tops beforehand)
I noticed that it could be smooth when i go into my first map , but when i go back to my hideout and into the map again it starts acting up , and being unplayable.

And although it shows "169ms" as my worst - it went up and down the whole time.

PLEASE anyone help :(

the trace to the login server looks ok, so it's likely a server issue.
