Latency issues in certain areas

I currently have an issue with my latency being incredibly unstable depending on where I teleport to.

For example in my hideout I get perfectly flat 29ms, earlier I had inside a Summit map perfectly flat 14ms, then I go into a Spider Lair aaaaand the latency goes batshit jumping around like a heartrate monitor between 150 and 8000.

I currently have this in a jungle valley map. Invited a friend of mine and he has 20ms in the map. I am not sure what is going on because if the connection was bad it should be bad everywhere? Maybe the map gets created on some server that isn't the one where the hideout is running.
