Game always crashes when entering Rogue Harbour

My game crashes 100% of the time when I enter the Rogue Harbour.

I can use the Rogues' Marker and successfully teleport to the location. However, approximately 3 seconds after entering the area, my game will crash and I will be booted back to my desktop. I've tested this repeatedly (10+ attempts) and it occurs every single time.

The crash itself is best described as the game stutters for a moment, audio and visuals both becoming choppy, before the application simply closes with no error message given.

During the three seconds of time I have in the Rogue Harbour, I can still move and interact with NPCs/stashes, though such interactions are cut very short.

Background and Character State:
The first crash occurred immediately after completing the introductory Heist quest and returning to the Harbour. I was unable to sell the Urn of Farud until the fourth or so attempt of entering the Harbour, during which I was able to successfully sell during the 3 second window. My current quest state in game is having completed Act 8, without having entered the Blood Aqueducts.

My character is a lvl 68 Duelist, ascended as a Champion in the SC Ritual League. I've allocated 85 skill points and 2 ascendancy points. I've allocated 1 crimson jewel and 2 cluster jewels, one Large and one Medium.

I'm using no MTX. The unique items my character is currently wearing are Uul-netol's Kiss, Fairgraves' Tricorne, and Praxis. The other items I'm wearing are rare Amber Amulet, Fire/Cold Two-stone Ring, Majestic Plate, Leather Belt, and Bronzescale Boots. My gloves are a rare fractured pair of Nubuck Gloves.

I have same problem. I enter rogue harbour, then make few steps. I almost always crash when I am upstairs and try to go to vendors or stash. This leauge is unplayable so hard. Ever half hour I have weird laggs casuing crashes too. Imagin fighting boss when u dont have tp near, then walking long way to try again and again....
