Mud Flats unplayable due to fps drops

Every time i enter Mud Flats my fps goes from 120 to 1 every few seconds . When i press F1 it says : FRAME TIME 1500 | FPS 2 | LATENCY 40 | . This happens in Mud Flats and in one or two other area but i forgot which ones , does anyone know how to fix this? I am 100% sure its not my pc because other areas work fine . Thanks !

Try using d3doverrider with dxtory to lock your fps to 1 - 3 less than your lcd's vertical refresh.
