Recently getting huge lag spikes in maps/instances

I've never had this trouble in poe but today I had these lag spikes that drops my fps from 120+ -> 0-3 especialy in group of monsters after a little while of playing

1: in shrine today i was playing for around 40 minutes or so.. was about to move to piety and then the lagg spike began and on Piety room i had to restart PoE to avoid the lagg spike

2: turned fine until i went to courtyard map, after i killed boss room i had a quick trade to do on my hideout. after trade i started to getting insane amount of lagg spike and in the map i had to alt+f4 quickly on a little group of monsters that causes my fps to drop to 0 for couple of seconds

same shrine map, same problem. i can't really play this died on 97% so back to trading only i guess >_>
